Real estate developers have begun complying with the directive from the Bank of Ghana (BoG) not to charge or receive payments in foreign currency.
The Sales Team Lead at GHS Housing, Emmanuella Amponsah, said the company now received monetary payments in cedis at an exchange rate.
She said the real estate company, with over 15 years of existence, was used to charging in dollars because it made it easier to ensure price stability due to the volatility of the cedi.
Ms Amponsah was speaking to the Daily Graphic during the second day of the Graphic/GREDA Home Fair at the Accra Mall Food Court last Friday, on the theme: “Technology-Enabled and Eco-Friendly Housing: Now and the Future.”
The event was jointly organised by Daily Graphic, the flagship brand of the Graphic Communications Group Ltd (GCGL), and the Ghana Real Estate Developers Association (GREDA).
The three-day event provided a one-stop platform for prospective homeowners, developers, financial institutions and suppliers to connect and explore practical housing offerings and solutions.
Offers
Ms Amponsah said GH Housing was offering a five per cent discount on their houses and lands, adding that they were always open for negotiations.
The company which is located at Kuntunse Satellite Junction, offers one-bedroom expandable and non-expandable houses.
The company started at Pokuase, around the ACP area, with Cochrane villas, which were now sold out. Other projects include Willow Court, Hazel Court, May Flower, Gemstone, and Nobles Villa, all located at the Kuntunse Satellite junction.
She said they also offered free site visits to potential buyers, as well as advice to first-time buyers about the process of buying land and properties based on a client's budget range, to help them choose the right property.
Molders
The Marketing Manager of Molders Group Limited, Edwin Williams, said they operated through three subsidiaries - Molders Design and Build, Molders Developers, and Molders Products.
He said the design and build firm also offered architectural, construction, property management, retrofitting and renovation services.
Mr Williams said the company specialised in beautifying homes, including landscaping, kitchen cabinets, and redesigning kitchen spaces.
Some of their properties are located at East Airport, North Dzorwulu and Achimota.
The Marketing Manager of Molders Group said the East Airport property included a three-bedroom townhome with a staff quarters.
Prices for the properties, he said, ranged from three to four million cedis.
They offer two payment options — an 18-month plan and a mortgage option of 15 to 20 years.
Mr Williams explained that the 18-month plan was suitable for those with a higher budget, while the mortgage option was more flexible for those with a lower budget.
He said the Group was partnering the Republic Bank, First National Bank, and Stanbic Bank.
Mr Williams encouraged people to own homes in order to have their peace of mind, particularly for retirees who no longer have a steady income.
He said homeownership could alleviate the stress of renting and provide financial stability.
